New Falkensteiner 5-Star Hotel and Premium Living Apartments in Salò – In cooperation with Matteo Thun & Partners and João Nunes of PROAP the Falkensteiner Park Resort Lake Garda is created
Milan, July 13, 2023 – Falkensteiner Michaeler Tourism Group (FMTG) continues its expansion in Italy and presents its project plans for the new Falkensteiner Park Resort Lake Garda in Salò. Architect Matteo Thun is responsible for the architectural concept as well as the interior design. The innovative project on the shores of Lake Garda, embedded in a botanical park, designed by star landscape architect João Nunes of PROAP, includes a 5-star hotel that will become part of the Falkensteiner Premium Collection, as well as 170 Premium Living Apartments. Opening will take place in two phases starting in 2025, with a total investment of 140 million euros.
The first presentation of Falkensteiner Park Resort Lake Garda took place in Milan in the presence of Otmar Michaeler, CEO of FMTG, Erich Falkensteiner, Chairman of the Supervisory Board of FMTG, as well as Matteo Thun, Founder and Art Director of Matteo Thun and Partners and landscape architect João Nunes of PROAP.
Destination Salò
The new Falkensteiner Park Resort Lake Garda is being built on the site of a former mineral water factory, in the picturesque town of Saló (Lombardy, Italy), just a few steps from the shores of Lake Garda. The town on the southwestern shore of Lake Garda is characterized by Mediterranean vegetation and a mild climate. This makes it an ideal destination at any time of the year. Also the connection via Milan, Verona and Venice, is excellent both by train and plane. “We have been looking for a long time for a property that meets our high standards and are more than happy to have found the perfect place in Salò,” says Erich Falkensteiner.
About the Project
The project realization is planned in two phases. In the first phase, which will be completed in 2025, the hotel and 96 premium living apartments will be built. The remaining 74 apartments will be built by 2027 in the second phase. The total investment for the project amounts to 140 million euros – a strong sign of the tourism group’s ambitious expansion plans in Italy. FMTG is being advised on the project financing by Cap Advisory, a financial advisory firm based in Milan. In addition to FMTG, the Kerbel family from Bavaria and Robert König’s group from Vienna are also involved in the project as co-investors.

Falkensteiner Park Hotel Lake Garda
The “for all” hotel with 97 rooms and suites, appeals to families, couples as well as groups of friends and is the perfect place for a relaxing and fun vacation. Both the extensive sports offer and the creative culinary concept round off the Falkensteiner premium offer. In the summer season, the hotel places a special focus on family-friendly entertainment – including Falky Land. In spring and fall, activities such as biking, hiking, boat tours or wine tastings attract guests to the region. In winter, the hotel concept with its own Acquapura SPA focuses fully on deceleration and wellness and offers guests time out from everyday life.
The Premium Living Apartments at Falkensteiner Park Resort Lake Garda
The 170 Premium Living Apartments, which will be spread over 11 buildings, feature a timeless design and natural elegance. The premium service will allow owners to enjoy all the amenities of the resort despite maximum privacy. The project will be developed in two phases. The first 96 apartments will open in 2025, with the remaining apartments scheduled for completion in 2027.
Green oasis
Star landscape architect João Nunes has the botanical garden, in which the hotel and apartments are embedded, reflect the lush plant biodiversity of the region and the lake. Native trees and plants create a green oasis where sounds of nature form a harmonious symbiosis with the lake. The element of water plays a major role throughout the hotel – numerous pools and the soothing sound of water everywhere in the public spaces, create a decelerating background scenery.
“With this project we have tried to create an atmosphere that reflects the uniqueness of the place and the region,” says João Nunes. “It is a beautiful task to create a conscious symbiosis between the architecture and nature. In this way, we design an extraordinary place for every visitor and guest.”
Just how consciously and mindfully the overall concept of the new Falkensteiner Park Resort Lake Garda has been constructed is also demonstrated by the LEED Pre certification (Leadership in Energy and Environmental Design) for ecological construction, which was confirmed even before construction began.
“Conscious architecture maximizes the benefits to society while minimizing the impact on the environment,” says Matteo Thun. “On the shores of Lake Garda, a new resort is being created that intentionally combines restorative human experiences with the healing properties of nature. We are taking a responsible approach to construction and design that combines craftsmanship, tradition, heritage and the aura of genius loci with architectural innovation.”

FMTG-Crowd-Strategy
FMTG also successfully operates crowdinvesting via its own digital investment platform FMTG Invest. During the last campaign in Austria and Germany, more than 10 million euros in capital was generated via the investment platform. Part of it went into the purchase of the property in Salò. In the next campaign, which will take place in the fall of 2023 in Austria, Germany and Switzerland, part of the capital will also flow into further project development in Saló.
